Frame is a two-story frame-panel house for family living, recreation and work outside the city. If you need a two-story modular house with sauna facilities planned inside the building, this project fits the scenario well, while remaining technically a frame-panel house. The project includes a 30.22 m2 kitchen-living room, a 5.20 m2 sauna, a 9.00 m2 office, a boiler room, a pantry, a 16.55 m2 terrace, three bedrooms on the second floor, a wardrobe and a spacious bathroom. The main volume measures 7,710 x 11,140 mm along the axes, with a ridge height of 8,105 mm.
This is not a compact weekend cottage. Frame is closer to a fully fledged country house, where you can live permanently, receive guests, work in a separate office and have a private relaxation area with a sauna. It is visually lighter than a conventional large house, but the layout supports many everyday scenarios.
Who is Frame suitable for?
Frame is worth considering for a family that needs a second floor, a clear division between private and shared areas, a separate work room and an indoor sauna. This is a project for a plot where the house should be more than a place to sleep: it brings together a kitchen-living room, terrace, office, sauna, bedrooms, wardrobe, bathrooms and technical rooms.
The first floor works as an active area. There is a kitchen-living room of 30.22 m2, a sauna of 5.20 m2, an office of 9.00 m2, a boiler room of 5.05 m2, a bathroom of 6.21 m2, a pantry of 3.92 m2, a hall and an exit to the terrace. It is convenient when several processes are taking place in the house at the same time: someone is cooking, someone is working, someone is relaxing after the sauna, and the guests go out to the terrace.
The second floor is quieter. There are three bedrooms: 14.36 m2, 14.83 m2 and 13.22 m2, a wardrobe of 8.26 m2, a bathroom of 10.28 m2 and a hall of 13.68 m2. This division gives privacy: the sleeping area does not mix with the kitchen, sauna and guest movement of the first floor.
Layout and daily logic
Frame has a clear vertical organisation. The first floor is for shared life, work, services and recreation. The second floor contains bedrooms, a wardrobe and a large bathroom. As a modular two-story house, Frame keeps the building footprint compact while giving the family a private upper level and a complete first floor for everyday life. The stairs are located in the central part of the house, so movement between floors feels logical rather than forced into a corner.
The kitchen-living room of 30.22 m2 is the largest living space on the first floor. It can work as a zone for family dinners, reception of guests and daily rest. A terrace of 16.55 m2 is logically located next to it: in the warm season, part of the household moves outside, and does not remain only in the room.
The 9.00 m2 office is a separate advantage of the project. In a country house, the workplace is often squeezed into a bedroom or living room, but that quickly becomes uncomfortable. Here, the office is set aside, so it can be used for work, study, a guest room or a quiet place for documents.
The 5.20 m2 sauna makes Frame not just a residential house, but a house with an internal leisure function. Ventilation, moisture protection, power supply, drainage, finish materials and convenient access from the sauna to the shower, bathroom or terrace should be resolved at the design stage, not after installation.
Architecture, facade and materials
Frame has a gable roof and a height to the ridge of 8,105 mm. The front facade forms a strong visual accent: panoramic glazing on two floors, six sections of glazing on the first level, four sections on the second level and a triangular window in the upper part. It gives a lot of light and emphasizes the verticality of the house.
The facade combines natural horizontal timber cladding with dark vertical profiled metal cladding on the side planes. This combination is restrained: timber softens the architecture, dark metal adds graphic contrast, and the large glazing opens the house to the view. In visualisations, Frame works well in natural surroundings: a field, coniferous forest, mountains or an open plot.
In the project materials, the house is shown on a pile, or column, foundation with metal supports. This visually raises the volume above the ground and may be appropriate for areas with more complex topography. At the same time, the final decision on the foundation cannot be made based on visualisation alone: an assessment of the soil, slope, loads and access of equipment is required.
Our typical designs use a pine or spruce timber frame treated with fire and biological protection. Basalt wool or Icynene foam can be considered for insulation, while the exact composition of the walls, roof, floor, windows and finishes is fixed in the specification. For Frame, the panoramic glazing, roof, sauna zones and ventilation need especially careful coordination.
Production, installation and foundation
Frame is a frame-panel house, so the structural elements are prepared in advance and assembled on site into a complete building. When Frame is compared with a modular two-story house, the key difference is construction technology rather than the living scenario: the customer still gets factory preparation of elements, faster installation and two functional levels. We have our own manufacturing facility in Lviv, Ukraine, so most framing, facade, insulation, roofing, windows, sauna and services decisions can be agreed before installation begins.
A separate indicator of our experience is 2,200 m2 of built area in completed projects. For Frame, this experience is important precisely because of the complexity of the building: two floors, a panoramic facade, a sauna, a terrace, technical rooms and a large number of engineering solutions.
Installation of frame-panel or frame-panel elements on a prepared site can be much faster than classic construction with wet processes. But the full term depends on the design, foundation, assembly, delivery, installation, utility connections, finishes and work with the site. This is especially relevant for Frame: sauna, boiler room, bathrooms and panoramic glazing require precise coordination.
Specification and possible changes
Frame can be adapted to different scenarios: permanent family residence, country house for weekends, private house with a study, or holiday house with sauna. As a modular house for permanent residence, Frame is important because the layout is complete: it includes not only a sleeping place and kitchen, but also an office, sauna, technical rooms, three bedrooms and a large recreation area. At the design stage, it is worth discussing how exactly the sauna will be used, whether the office is needed as a work room, what role the terrace will have, how many people will live in the house permanently and what level of winter services is needed.
The configuration can include various options for insulation, facade materials, roofing, windows, ventilation, heating, plumbing, electricity, Smart Home, outdoor lighting, septic tank, paths, terrace finishes and sauna arrangement. For a preliminary understanding of the impact of decisions on the budget, you can use the calculator for building a house, but the final estimate for the Frame must be estimated after the approval of the configuration, site and engineering.
If the house is planned for permanent residence, you should not postpone engineering issues “for later”. Heating, ventilation, quality of windows, moisture protection of the sauna, electrical loads and drainage determine real comfort no less than the area of the rooms.
Characteristics of the project
The price of Frame depends on the configuration, foundation, panoramic glazing, sauna, utilities, delivery, facade, roof, terrace and level of interior finishes. To understand the general logic of the budget without the unconfirmed price of a specific project, you can review how much modular houses cost.

If you need a large family home without a second floor, you should compare Frame with Zubra. Stefania is suitable for a smaller family format. If the main emphasis is on relaxation, you can separately consider a sauna or a wood-fired hot tub; for expressive architecture on a natural site, A-FRAME-1 is also worth reviewing.
FAQ
How much does the Frame project cost?
The exact cost is determined after the configuration is calculated. The budget is affected by the foundation, panoramic glazing, sauna, utilities, heating, ventilation, roofing, facade, interior finishes, delivery and site work. Without these parameters, it is incorrect to name the price.
Is Frame suitable for permanent residence?
Yes, Frame can be considered as a house for permanent residence. It has three bedrooms, a kitchen-living room, an office, a wardrobe, bathrooms, a boiler room, a pantry, a terrace and a sauna. For permanent residence, you need to choose the right insulation, heating, ventilation, windows and engineering.
Is the sauna comfortable inside the house?
Yes, if it is designed correctly. For a sauna, ventilation, moisture protection, electricity or another type of heating, safe materials, convenient access to a shower or bathroom, and a well-thought-out ventilation scenario after use are important.
Can the study be used as a guest room?
Yes, the 9.00 m2 office can be adapted as a study, guest bedroom or small private area on the first floor. This should be decided before the final furniture and electrical layout are approved.
What foundation is required for Frame?
In the design materials, the house is shown on a pile or column foundation. For a real object, the foundation is selected after assessing the soil, slope, loads, water level, access to equipment and utilities.
Can Frame layout be changed?
Yes, the layout can be adapted at the design stage. At the same time, you need to take into account the stairs, load-bearing elements, bathrooms, boiler room, sauna, ventilation ducts and panoramic facade. In a two-story building, changes must be coordinated structurally.
Will the house be warm in winter?
It depends on the configuration. In our designs, you can provide appropriate insulation, high-quality windows, vapor and waterproof insulation, ventilation and a heating system. It is especially important for Frame to process the roof, panoramic glazing and sauna components.
Is Frame suitable for a plot with a view?
Yes, this is one of the strong scenarios of the project. Frontal panoramic glazing on two floors should be oriented to the best view: forest, field, mountains, water or private yard. If the facade of the building is turned into a technical area, the architectural advantage will be lost.
Can this house be registered as a residence?
It depends on the status of the land plot, project documentation, commissioning of the building and local procedures. If Frame is planned as a primary residence, legal issues need to be checked before work starts.
