Yago is not a separate residential building in the classical sense, but a block of 4 self-contained modular hotel-style rooms. Each room has a separate entrance, a bathroom, a kitchen area, a sleeping place and a space for relaxation. In terms of area, this is a compact format: the end unit has about 20.26 m2, the middle ones – 20.14 m2.

The project was created for business scenarios where repeatability, autonomy and quick commissioning of several rooms matter more than one large area. A mini-hotel near a road, glamping in a natural location, a recreation centre or additional accommodation capacity near a restaurant, sauna or holiday complex are all logical uses for Yago.

Who is Yago for?

For business, this is an important difference. One large house is harder to divide into independent scenarios, while a block of 4 rooms immediately creates separate accommodation units. Each guest avoids a shared hall, does not cross paths with other residents inside the building, has a private door and has basic household infrastructure.

The project can also be interesting for seasonal locations: near a lake, in the mountains, next to wood-fired hot tubs, a bathhouse, a tourist route or a restaurant complex. If the site has a good view, the rooms can be turned with the facade in the desired direction, and paving stones, paths, lighting, benches or small private areas can be arranged in front of the entrances.

Planning and logic of operation

Each Yago module is 3,631 mm wide. According to the plan, one room measures approximately 3,631 x 6,000 mm. This is a compact but clear living unit: a bathroom with shower, toilet and sink occupies about 3.2 m2, next to it is a kitchen area with a hob and sink, followed by a sleeping place and rest area.

In this format, little things decide a lot. Where will the guest leave the suitcase? Is there room for outerwear after the rain? Does the kitchen area obstruct the passage to the bathroom? How does the door open when there are shoes at the entrance? Yago should be planned exactly as a commercial room, and not as a scaled-down copy of a residential building.

A separate entrance to each room simplifies check-in and cleaning. Staff can serve rooms independently, and guests are not dependent on shared interior corridors. For a glamping or mini-hotel, this is practical: fewer conflicts between scenarios, simpler logistics, clearer privacy.

Architecture, facade and materials

Yago has a single-storey structure with a single-pitched roof. In section, the roof pitch is 10 degrees, the floor-to-ceiling height varies from 3,465 mm on the high side to 2,491 mm on the lower side. Such a difference adds air to the interior and at the same time does not complicate the silhouette with unnecessary decorative solutions.

The facade is built on a combination of natural-coloured horizontal timber cladding and dark metal inserts between the modules. The roof is a dark brown profiled metal cladding. On the front side, each room has a separate door and large windows; small stone or concrete steps are provided in front of the entrances.

Visually, Yago works well in a landscape with lawn, paths, young trees, shrubs and outdoor lighting. In the night visualisation, the room logic is especially noticeable: warm light from each module, separate doors and a repeating facade rhythm. This is not a random row of residential blocks, but a complete accommodation complex.

In typical constructions, we use a timber frame made of pine or spruce, treated with fire and biological protection. For insulation, you can consider basalt wool or Icynene foam, and the specific composition of the walls, roof, floor, windows and interior finishes should be fixed in the configuration. For Yago, this is particularly important: a commercial object must withstand regular operation, quick cleaning and various occupancy scenarios.

Engineering, production and installation

Yago is a modular format, so a significant part of the work is transferred from the site to production. We agree in advance on the layout, facade, insulation, services, bathroom specification, kitchen areas, lighting and external connections. On site, it is important to prepare the foundation, access, unloading area and utility connection points.

For a block of 4 rooms, you need to think not only about the modules themselves. Water, sewage, electricity, bathroom ventilation, outdoor lighting, roof drainage, walkways and privacy between entrances all affect the guest experience. In a commercial format, even the placement of a bin or technical cabinet matters. Invisible details often determine whether the property is convenient to operate.

Specification and possible changes

Yago can be adapted to different business models. For glamping, a panoramic view, outdoor area near the entrance and atmospheric lighting may be more important. For a motel format, priorities include wear-resistant materials, easy access, clear navigation and quick cleaning. For a holiday resort, the connection with a sauna, wood-fired hot tub, restaurant, parking or barbecue area may matter more.

In the specification, you can discuss insulation, facade, window type, interior finishes, plumbing, kitchen units, furniture, air conditioning, ventilation, Smart Home, outdoor lighting, septic tank, paths, fencing and other site solutions.
