Zubra is a large single-storey frame-panel house with three bedrooms, a separate kitchen-dining room, living room, wardrobe, storage room and large covered terrace. The overall dimensions of the project are 21,816 x 6,815 mm. The house is stretched lengthwise, so it works well on a spacious plot where the entrance area, private part and terrace access can be separated properly.
This is not a compact country-house module or temporary home. Its strong points are a single-storey layout without stairs, three bedrooms, two bathroom scenarios and a 35.01 m2 terrace, which effectively becomes a summer room under the roof.
Who is Zubra suitable for?
Zubra is worth considering for a family that needs space without a second floor. It is convenient for everyday life with children, parents, guests, elderly relatives or owners who do not want to use stairs every day. All main rooms are on one level, and the long shape of the house allows private rooms and common areas to be separated.
The project is well suited to a country plot with space for a terrace, parking, lawn, garden or separate utility area. Visually, Zubra is calm: a hip roof, light facade, timber accents and horizontal cladding on the end parts. It does not shout architecturally, but it looks solid.
A particularly strong scenario is a family residence with regular reception of guests. The house has a living room of 17.72 m2, a kitchen-dining room of 14.37 m2 and a covered terrace of 35.01 m2. That is, guests do not always have to sit in the main room: in the warm season, part of life moves outside, under the roof of the terrace.
Layout and daily logic
The layout of Zubra is built linearly. The entrance is provided through a vestibule of 1.97 m2, followed by a hall of 3.93 m2 and a corridor of 7.59 m2, which connects private and common rooms. This is practical: wet shoes, outerwear and daily traffic do not immediately enter the living area.
The private part contains three bedrooms: 11.08 m2, 11.30 m2 and another 11.30 m2. This set allows you to organise a parents’ bedroom, children’s room and guest room or office. A 4.98 m2 wardrobe and 3.12 m2 storage room solve a typical problem in large single-storey houses: belongings do not have to be spread across wardrobes in every room.
The bathroom area is also well thought out. There is a 5.47 m2 bathroom and a separate 3.4 m2 WC/shower-room scenario. For a family, this matters not on paper but every morning: when someone is going to work, someone to school and someone else is using the shower, one bathroom quickly becomes a bottleneck.
The kitchen-dining room and living room are located closer to the terrace. The second exit to the terrace allows not to drag all the traffic through the entrance group. In the summer, it is especially convenient: breakfast outside, dinner with guests, children’s games near the house, quick access to the kitchen without going through the facade.
Architecture, facade and materials
Zubra has a four-slope, or hip, roof. The height of the walls according to project materials is 2,575 mm, the height to the ridge is about 3,890 mm. This geometry makes the house lower and quieter than two-story projects, but thanks to the length of more than 21 m, it maintains a sense of scale.
The facade is built on a combination of white or cream plaster and wooden plank accents. The renderings show natural horizontal cladding, a dark roof, windows along the long facade and a large terrace with square pillars and wooden X-shaped railings. This is not ultra-minimalism. It is rather a warm country architecture with a moderately classical character.
The terrace of 35.01 m2 is one of the main elements of the project. It is covered, so it works not only in perfect weather. You can place a dining table, chairs, a bench, a children’s area or a place for morning coffee on it. For a large family house, such a terrace is often more important than another room: it changes the way the plot is used.
Our typical designs use a pine or spruce timber frame treated with fire and biological protection. Basalt wool or Icynene foam can be considered for insulation, while the exact composition of the walls, roof, floor, windows and finishes is fixed in the specification. For Zubra, it is especially important to coordinate the roof, facades, windows and terrace area correctly, because the house is long and has a significant external envelope.
Production, installation and foundation
Zubra is a frame-panel house. This means that structural elements are prepared in advance and assembled on site into a complete building. We have our own manufacturing facility in Lviv, Ukraine, so key decisions on framing, facade, insulation, roofing, windows and services can be agreed before installation begins.
Site preparation is especially important for such a house. The length of 21,816 mm requires proper placement on the territory, a well-thought-out access route, space for installation work and the right orientation in relation to sun, terrace and entrance. If the terrace faces the garden, the house works very differently than if it faces parking or a technical area.
The foundation type must be determined after assessing soil, slope, water level, loads and utilities. For Zubra, you should not choose a foundation based only on the visualisation. A large single-storey house has a different construction logic from a compact module, so geology, structural calculation and proper drainage are important.
Specification and possible changes
Zubra can be adapted to a specific family. At the design stage, it is worth discussing which rooms will be bedrooms, whether a separate study is needed, how the wardrobe will be used, where a laundry area should be placed, whether an additional technical room is needed, how terrace access should work and whether the kitchen-dining area is sufficient.
The specification can include various options for insulation, facade materials, roofing, windows, ventilation, heating, plumbing, electricity, Smart Home, outdoor lighting, septic tank, paths, fencing and terrace finishes. For a preliminary understanding of how such decisions affect the budget, you can use the house-building calculator, but the final estimate for Zubra must be estimated after the specification and plot are approved.
If the house is planned for permanent residence, engineering should not be treated as an area for easy savings. Heating, ventilation, insulation, window quality, water supply and sewerage determine comfort much more than decorative facade details. A beautiful house should be comfortable in January, not only in a summer visualisation.
Characteristics of the project
The cost of Zubra depends on the specification, foundation, utilities, delivery, roof, facade, windows, terrace and level of interior finishes. Within the modular house 200 m2 and modular house 200 sq m scale category, Zubra should be assessed through its confirmed dimensions, room composition and terrace rather than a single unverified area label. To understand the general budget logic without an unconfirmed project price, you can review how much modular houses cost.

FAQ
How much does the Zubra project cost?
The exact cost is determined after the specification is calculated. The budget is affected by the foundation, scope of utilities, roof, facade, windows, terrace, interior finishes, delivery and site work. Without these parameters, it is incorrect to name a fixed price.
Is the Zubra suitable for permanent residence?
Yes, this is one of the most logical scenarios for Zubra. The house has three bedrooms, a kitchen-dining room, living room, wardrobe, pantry, bathroom, separate WC/shower-room scenario and large terrace. For anyone comparing 3-bedroom modular homes in the UK, Zubra is best understood as a spacious single-storey frame-panel project that needs the right insulation, heating, ventilation and services for permanent residence.
Is it convenient to live in a single-storey house of this length?
Yes, if the layout is correctly positioned on the site. The advantage of Zubra is that there are no stairs, and private rooms can be separated from the kitchen, living room and terrace. At the same time, the length of the house requires thoughtful placement on the territory.
What foundation is required for Zubra?
The foundation must be selected after analysing soil, slope, water level, loads and utilities. Due to the large building area, the decision must be structurally justified and not treated as a standard answer for every site.
Can I change the layout?
Yes, the layout can be adapted at the design stage. For example, one of the bedrooms can be considered as an office or guest room, and the composition of technical and utility areas can be specified for a particular family. It is important not to disrupt the logic of load-bearing elements and service routes.
Is there enough storage space?
The project includes a wardrobe of 4.98 m2 and a pantry of 3.12 m2. This is a strong advantage for a family home: seasonal items, household appliances, tools, suitcases and supplies will not have to be placed only in the bedrooms.
Is it possible to make the terrace bigger or change its format?
The terrace in the basic project has an area of 35.01 m2 and is covered. Its format can be discussed, but changes must be coordinated with the roof, facade, drainage and placement of the house on the plot.
Will the Zubra be warm in the winter?
It depends on the configuration. In our designs, you can provide appropriate insulation, high-quality windows, vapor and waterproof insulation, ventilation and a heating system. For a large single-storey house, it is important to carefully process the roof, floor and long facades.
Can this house be registered as a residence?
It depends on the status of the land plot, project documentation, commissioning and local procedures. If Zubra is planned as the main residence, legal issues need to be checked before work starts.
