Quiet: Modular House 50 m2 Two-Story with Attic

Quiet is a compact two-story frame-panel house with an attic, an entrance terrace and a small balcony on the second level. According to the plan, the total area is 46.5 m2, and the built-up area is 29.40 m2. In customer terms, it sits close to the modular house 50 m2 category, while technically remaining our frame-panel solution. The format is designed for those who do not need a demonstratively large home, but want a well-thought-out house with a normal division between day and private areas.

As a house with an attic, Quiet reads well on a flat site: in a country estate, suburb, compact private plot near a forest or open lawn. It does not try to fit everything in at once. Its logic is different: the first floor works as a shared space, and the second floor as a sleeping and rest area.

Who is Quiet for?

Quiet should be considered by a young family, a couple, owners of a compact plot or those who want to replace a seasonal cottage with a more functional house. If you need a two-story modular house without excess floor area, this project can be a suitable alternative due to factory preparation of the panels and faster installation on site. There is a kitchen-living room, two full bedrooms on the second floor, an additional room, two bathrooms, a terrace and a balcony. There is not much extra space, and that is what makes the project practical.

The first floor is convenient for everyday life: you entered through the vestibule, left your outerwear and wet shoes, then – a kitchen-living room with an area of ​​16.34 m2. This is a space where you can cook, have dinner, work on a laptop or receive guests without excessive hallway noise. The bathroom on the first floor has an area of ​​4.52 m2, so it does not look like a random technical cell.

The second level is quieter. There is a 9.33 m2 bedroom, a second 7.45 m2 bedroom, a separate 3.81 m2 room, a hall, a 2.71 m2 bathroom and access to a balcony. For a compact house, this is a strong everyday advantage: the bedroom does not have to be combined with the living room, and morning movement around the house is not reduced to one shared room.

Layout and daily logic

For Quiet, vertical organisation is important. The house occupies a relatively small building footprint on the site – 29.40 m2 – but gains more usable scenario space thanks to the second level. It is a compact modular house arranged over 2 floors: separate bedrooms upstairs, shared life on the ground floor and a restrained building footprint. The dimensions of the first-floor plan are 6,000 x 4,900 mm, which allows the house to be placed on a compact plot without using the entire yard.

The terrace of 3.53 m2 works as a buffer between the yard and the house. It is small, but useful: put an outdoor chair, leave your shoes after the rain, go out with coffee for a few minutes. The 1.81 m2 balcony on the second floor does not replace the large terrace, but adds a private exit to the outside from the upper level.

The layout is suitable for those who do not want an “all in one room” studio format. There is a division here. Below is common life. Above – sleep, silence, personal things. For a small family, this is critical, especially if the house is used not only on weekends.

Architecture, facade and materials

The architecture of Quiet is restrained: a gable roof, mansard volume, vertical dark brown profiled metal cladding and white plaster inserts on the facade. Such a contrast does not make the house too sharp, but helps it look modern. On the first floor there is an entrance area and a compact window, on the second – panoramic glazing, a balcony with a glass and metal fence, as well as a skylight.

Frame-panel technology means that the main elements of the house are manufactured in the workshop and prepared panels are assembled on site. This matters for the customer for two reasons: fewer wet processes on site and better quality control in production. Compared with a modular two-story house format, the difference is primarily manufacturing technology rather than the living scenario: the client still gets a compact two-story space with a clear separation of functions. Our typical designs use a pine or spruce timber frame treated with fire and biological protection. Basalt wool or Icynene foam can be considered for insulation in different configurations; the exact composition of the walls, roof, floor, windows and interior finishes must be fixed in the specification. This is normal practice: a small house for a summer cottage and a house for permanent residence have different service requirements.

Production, installation and foundation

Work with such a project begins not with installation, but with clarifying the task. It is necessary to understand whether the Quiet will be the main residence, a summer house, a guest house or a temporary residence for the period of construction of a larger house. Insulation, engineering, ventilation, electricity, plumbing, facade materials and the budget depend on this.

After approval of the layout and specification, the elements of the house are manufactured at the factory. For frame-panel solutions, installation on a prepared site can take up to 2 weeks, but the full cycle depends on the foundation, logistics, utility connections and final finishes. It is better to look at timing realistically: quick installation does not remove the need for proper site preparation.

The type of foundation for Quiet should not be determined without a site assessment. The choice is influenced by soil, slope, water level, equipment access, seasonality of use and requirements for utilities. At the consultation, it is advisable to discuss separately what exactly is included in the work on the site, and what is prepared by the customer or is calculated separately: the foundation, water supply, sewage, electricity, delivery, access to the crane or other equipment.

Specification and possible changes

Quiet should not be seen as a completely closed set of solutions. Planning, facade, insulation, type of roof, windows, ventilation, heating, electricity and interior equipment can be discussed at the design stage. Within the limits of sound engineering logic, the house adapts to the plot and life scenario.
