Preshiv-1 is a compact single-storey modular house in one module. The total area of the project is 23.7 m2, usable area – 15.21 m2, terrace – 4.65 m2.
This is a modular mini house for a cottage, guest accommodation, seasonal holiday or compact private area on a country plot. It does not try to be a large family house. Its task is different: to provide basic comfort in a minimal area, with an open layout, a bathroom, a kitchen area, a sleeping place and a terrace.
Who is Preshiv-1 suitable for?
Preshiv-1 should be considered by owners of small plots, cottages, estates or recreational locations where a separate compact house without a long construction cycle is needed. This is a small modular house that can work as a cottage, guest module, weekend house or first residential object on the plot.
As a modular house for summer cottage use, Preshiv-1 is convenient because it does not require excess space. Inside, there is a studio layout: kitchen-living room-bedroom, bathroom and access to the terrace. For a seasonal holiday, this set is often enough if the furniture, storage and external area near the entrance are properly thought out.
The project is suitable for those who want not just to build a temporary structure, but to get a neat house with a modern facade. Natural timber cladding, dark metal vertical inserts, asymmetrical gable roof and panoramic windows make Preshiv-1 visually warmer than a standard rectangular module.
Layout and daily logic
The dimensions of Preshiv-1 are 7,900 x 3,000 mm. On the left, there is a 1,550 mm wide terrace with timber decking, and the main space is 6,350 mm long. Inside, an open kitchen-living-bedroom space is planned: a corner sofa, coffee table, kitchen area with a hob and sink, and a dining table.
The bathroom occupies an area of about 1,995 mm and includes a shower cabin, toilet and washbasin. This is an important advantage in a compact country-house format: the house is not completely dependent on a separate WC elsewhere on the site and can work as an independent living space.
There are no spare square metres in a small house. A place for outerwear, storage, suitcases, kitchen utensils, a boiler or technical access must be thought out in advance. If this is not done, the space will quickly become cluttered. It is better to plan Preshiv-1 as a compact studio, where each item has its place.
Architecture, facade and materials
Preshiv-1 has an asymmetric gable roof and the height of the walls is about 3,000 mm. The facade combines natural timber horizontal cladding with dark metal vertical accents. Large panoramic windows and doors open the interior to the terrace and the plot.
The terrace of 4.65 m2 is small, but it noticeably changes the scenario of using the house. This is a place where you can put a chair, leave your shoes after a walk, drink coffee or sit in the evening under the roof canopy. For a compact house, the terrace often works as an extension of the room.
In the renderings, Preshiv-1 looks good in a green setting: lawn, trees, a rest area, garden umbrella and a small private area near the entrance. The house does not need a large plot, but it does need the right placement. It is better to orient the panoramic glazing towards the garden, terrace or open part of the yard, rather than towards a fence or technical area.
Our typical designs include a pine or spruce wood frame, fire bioprotection, appropriate insulation, facade materials, windows, interior finishes and engineering. For Preshiv-1, it is especially important to balance insulation, ventilation and compact plumbing so that the house remains comfortable not only in the picture.
Production, installation and foundation
Preshiv-1 is a modular building, so part of the work is transferred to production. We agree in advance on the structure, facade, insulation, layout, bathroom, kitchen area, windows, terrace and services. On site, you need to prepare the foundation, access, installation area and utility connection points.
The foundation for such a house is selected after evaluating the plot. Soils, slope, water level, seasonality of use, weight of the structure, supply of electricity, water and sewerage are taken into account. The compact format does not mean that the base can be made at random.

Preshiv-1 can be adapted to a country house, guest or seasonal scenario.
