Modern is a single-storey modular house in barnhouse style with a flat roof, panoramic glazing and a large covered terrace. The total area of the project is 40.8 m2, the usable area is 34.22 m2, and the terrace is 26.7 m2.

Modern works well as a modular summer house for outdoor recreation, near water, in a country estate or on a flat landscaped plot. It does not look like a temporary module. It is a compact architectural object with an expressive terrace, a dark facade and calm modern geometry.

Modern should be considered by those who need a compact house for holidays, seasonal living, guest use or rental. It suits a couple, a small family, owners of a country plot or anyone who wants a separate house with a terrace without a large building footprint.

This is a modular barnhouse where the architecture is not reduced to a dark facade. The proportions matter: a long single-storey volume, panoramic glazing, a flat roof and a large terrace with substantial square posts. Thanks to this, the house looks appropriate both in a minimalist garden and in an open area near the forest.

Layout and daily logic

Visually, the residential part is placed on the left, and a large covered terrace is provided on the right. According to the facade materials, the house is about 15,000 mm long plus a 3,000 mm terrace part, and 3,400 mm wide.

This layout creates a simple household logic: the main interior space works as a compact living area, and the terrace takes over part of daily relaxation. If the house is used as a country house, it is very practical. There is no need to imitate a large house inside; it is better to honestly design a comfortable kitchen area, sleeping place, bathroom, storage and access to the terrace.

It is important to turn the panoramic glazing in the right direction. Modern should work with a view: garden, lawn, forest, courtyard, pond or private terrace area. If a facade with large windows faces a parking lot or a neighbor’s fence, the architectural advantage is weakened.

Modern is a modular house, so a significant part of the solution is prepared for installation in advance. We agree on the construction, facade, insulation, windows, specification, services and terrace part at the design stage. On the site, it is important to prepare the foundation, access, installation area and utility connection points.

A compact area does not mean that you can not think about the foundation. For Modern, you need to take into account the soil, slope, water level, load, access for equipment, drainage from the flat roof and how the terrace will be connected to the site. This is especially important if the house is built near a lake or on an open area with wind load.
