Futuro: Modular House 35m2 with Terrace for Vacations

Futuro is a two-story modular house consisting of two modules placed one above the other with an offset. According to the plan, the total area is 36 m2, the built-up area is 18 m2. The project is compact, but due to the second level, panoramic glazing, balcony and overhang of the upper module, it looks much more expressive than a typical small house.

This is not a classic country studio. Futuro works as an architectural accent: a smooth white facade with rounded corners, large windows, a glass balcony balustrade, a ground-floor terrace and a V-shaped steel support under the overhanging upper module. It suits sites where the image of the object matters as much as the square metres.

Who is Futuro suitable for?

Futuro should be considered by those who need a compact house for holidays, guest accommodation or a small rental format, but do not want a standard rectangular module. There is a kitchen-living room, a bedroom on the second level, two bathrooms, a balcony and a terrace. The area is modest, but the project has a strong architectural character.

In scale, Futuro sits close to the modular house 35 m2 category: a small building footprint, a separate bedroom upstairs, a day area downstairs and the feeling of a full house rather than one room for every scenario. For a small plot, this is a significant advantage.

The project may be of interest to owners of recreational areas, country estates, glamping sites or holiday resorts. In a private scenario, Futuro is suitable for a couple or a single person who needs a compact house with expressive architecture. For a family with children, the area and storage scenarios need to be evaluated more carefully.

Layout and daily logic

The ground floor of the Futuro is 6,000 x 3,000 mm. There is a kitchen-living room of 11.72 m2, a bathroom of 2.58 m2 with a shower, toilet and sink, an entrance area and stairs to the second level. A large panoramic window helps to visually expand a small space and connect it with the terrace.

The second floor also measures 6,000 x 3,000 mm. There is a bedroom of 7.28 m2, a bathroom of 2.13 m2, a hall and a staircase area of ​​4.88 m2, as well as a balcony on the side. For a house of this size, the presence of a second bathroom is a noticeable advantage: morning scenarios, guests, night use and privacy of the upper level work more conveniently.

A compact two-story modular house is usually evaluated through practical questions: will it feel cramped, are the stairs comfortable, is there storage, and how will the second level perform in summer or winter? For Futuro, these questions really matter. At the design stage, furniture, built-in wardrobes, ventilation, heating, air conditioning and safe stair use should be considered separately.

Architecture, facade and materials

The main architectural idea of ​​Futuro is two modules with an offset. The upper level overhangs the first and is supported by a V-shaped white support. Thanks to this, the house looks lighter than the usual two-story volume: the second floor does not just stand on top, but works as a separate architectural detail.

The facade is made in a futuristic style: white smooth volume, rounded corners, large panoramic windows, ribbon glazing of the second floor, tinted glass railing of the balcony. On the first level, there is a terrace with a dark covering, where you can place armchairs or a small table.

Such a design requires careful execution. In such projects, the joints of the modules, drainage, balcony nodes, the quality of the glazing and the correct operation of the facade materials are important. Good form alone does not solve technical problems; it needs to be supported by construction, insulation and engineering.

Our typical designs use a pine or spruce timber frame treated with fire and biological protection. Basalt wool or Icynene foam can be considered for insulation, while the exact composition of the walls, roof, floor, windows and interior finishes is fixed in the specification.

Production, installation and foundation

Futuro is a modular two-story house, so a significant part of the solution is prepared for installation at the production stage. We have our own manufacturing facility in Lviv, Ukraine, which allows us to agree in advance on the module design, facade, insulation, glazing, stairs, services, plumbing and interior fit-out.

A separate indicator of our experience is 2,200 m2 of built area in completed projects. For Futuro, this experience is important because of the non-standard geometry: the shifted second module, balcony, support, panoramic glazing and compact bathrooms require precise coordination before the team goes to site.

The foundation for Futuro should not be determined from the visualisation alone. The built-up area of 18 m2 is small, but the structure has two levels and an overhanging module, so the soil, slope, drainage, loads, support points, equipment access and utility connections must all be considered. The final decision is made after the site is assessed.

Installation of a modular house depends on foundation readiness, logistics, equipment access, the selected specification and utility connections. For Futuro, delivery and installation conditions should be checked in advance: the second module, balcony part and support must be mounted without compromising the geometry.

Specification and possible changes

Futuro can be adapted to a private or commercial scenario. For a holiday cottage, the terrace, off-season heating, simple maintenance and enough storage will matter. For a rental format, wear-resistant materials, easy cleaning, stable ventilation, clear zoning and safe stairs are especially important.

In the configuration, you can discuss insulation, facade solutions, type of glazing, interior finishes, furnishing, air conditioning, ventilation, heating, Smart Home, plumbing, outdoor lighting, terrace, balcony and landscaping. If the client wants to change the layout, it is possible to discuss, but within the limits of structural logic. You need to work especially carefully with the second level: the bedroom must remain comfortable, and the balcony – safe and technically correct.
